How to Verify a Nigerian Property Title From Abroad

The Reality of Remote Property Purchases
For Nigerians living in London, Houston, Toronto, or Dubai, the desire to own a piece of home is deeply personal. However, relying solely on photos sent over WhatsApp or verbal assurances from relatives often leads to catastrophic financial loss.
Title verification is not a formality; it is the single most critical firewall between your hard-earned money and fraudulent real estate transactions.
Step 1: Obtain the Cadastral Survey & Chart at the Ministry
Never accept a title document at face value. The first essential step is taking the property coordinates and survey plan to the relevant Geographic Information System (such as AGIS in Abuja or the Lands Bureau in Alausa, Lagos).
A certified charting exercise confirms whether the land falls within a committed government acquisition, an infrastructure right-of-way, or a genuine free allocation.
If a seller cannot provide concrete survey coordinates or hesitates to facilitate an official AGIS / Ministry search before payment, walk away immediately.
Step 2: Trace the Root of Title & Search the Register
A proper title search reveals every historical transaction on the parcel of land. You must verify that the seller is the registered proprietor, that no pending litigation exists, and that no bank holds an active mortgage charge over the property.
In Abuja, the Certificate of Occupancy (C of O) registered with the Federal Capital Development Authority (FCDA) provides statutory certainty only when matched against official file records.
The 4-Point Title Verification Checklist
Before transferring any deposit, ensure these 4 verifiable legal pillars are documented:
Ensure these 4 items are confirmed in writing by an independent legal professional:
- Physical file inspection at the Land Registry / AGIS
- Independent coordinate charting by a licensed surveyor
- Verification of all historical Deeds of Assignment & Gazette numbers
- Confirmation of statutory ground rent payments and tax clearances
