Beyond the Polished Marketing Brochures
A computer-generated 3D render or a tightly-cropped camera angle can make a waterlogged swamp look like a luxury oasis. At Jaysmart Properties, we believe that eyes on the ground is an uncompromising duty.
Before any property is published on our platform, our engineering and survey team carries out a rigorous 360-degree field audit.
What We Physically Inspect on Site
1. **Topography and Soil Integrity**: We assess whether the land requires expensive piling, deep sand-filling, or retention walls due to flood channels.
2. **Boundary Beacons & Encroachment**: We check each concrete pillar against the cadastral survey drawing to ensure neighboring developments have not encroached on the plot boundaries.
3. **Access Road & Drainage**: We document the true access road status during both dry and rainy periods, including electric pole proximity and municipal drainage flow.
If our field inspection reveals unresolvable structural defects, waterlogging, or boundary disputes, we reject the listing. Less than 20% of vetted properties pass our standards.
